Holiday with Heart. Test Drive Sustainable Living
Socially conscious developers and consultants, HIP V. HYPE, create ethical housing which embraces innovative design and embodies sustainability and a strong sense of community.
One of their latest achievements is the Ferrars & York building nestled in inner-city Melbourne. Designed by Six Degrees Architects with construction by Ironside builders, this multi-award-winning development is comprised of 22 carbon-neutral apartments, which deliver stylish residential living with sustainability at heart.
Located just 100 metres from the colour and sights of South Melbourne market, clever design principles create a whisper-quiet living environment amidst the hustle and bustle of inner-city life.
Appearing in both Green Magazine and Habitus Living, Ferrars & York’s numerous accolades include the 2024 Victorian Architecture Awards Multiple Housing Category Winner and the 2023 Architecture & Design Sustainability Awards ‘Best of the Best’ Winner.
This development may hint at what we are beginning to expect from sustainable design. And yet, there is more here than first meets the eye. Ferrars & York has an exceptional average energy rating of 8.6 stars (out of 10). And atop the complex sits a 2-bedroom penthouse apartment, HV Hotel, which doubles as an innovative holiday retreat, scoring its own impressive 8.1 star rating.
The Project
As a living-breathing showcase of sustainable design, HV Hotel welcomes guests to test drive the comforts and design innovation of sustainable apartment living. HV Hotel is the ultimate travel experience, a haven offering guests the opportunity to immerse themselves in (and hopefully be converted to the merits of) future-forward ethical design.

Nailing the ventilation design was essential to the project’s success, and Fanco’s Infinity iD plays an important role. Fans ensure efficient cooling of interiors against the city heat and, in winter, reverse mode moves warm air throughout the apartment, keeping it snug inside.

Here’s a sneak peek at some of the important topics highlighted in the training module.
1) How Ceiling Fans Work – Comfort and Energy Savings
The ins and outs of effective air movement including breeze supplementation, the thermal benefits of the wind chill effect, and ceiling fans’ role in creating greater comfort and energy efficiency supporting other, more expensive cooling and heating systems within a space.
2) NatHERS
A look at the new minimum 7-star energy-efficiency rating rolled out by the Nationwide House Energy Rating Scheme (NatHERS) in line with changes to the National Construction Code (NCC) 2022.
[*Top Tip from NatHERS – include ceiling fans in each living or bedroom. It reduces the need to run costly heating and cooling appliances and increases thermal comfort]3) Green Star Building Targets
Insights into the international Green Star Building rating scheme, which encourages the development of ‘climate positive’ buildings world-wide. From 1 January 2023, new projects aiming for a 5 or 6-star rating need to follow a Climate Positive Pathway with a clear set of targets, including minimising the building’s peak energy load.
4) Building Sustainability Index (BASIX)
BASIX is a NSW government initiative targeting 3 main areas for sustainability improvement – water, thermal and energy targets. From October 2023, all new houses and apartment blocks must achieve a 7-star BASIX rating to meet NCC requirements in the state.
5) Smart Sustainable Product Specifications
How to select sustainable products with eco-friendly packaging, models with replaceable parts for greater longevity, and easy-to-replace LED panels clients will love. Also introducing our industry-leading EarthFirst Gaia by Fanco crafted with sustainably sourced materials.
6) Case Study – Ceiling Fans Pack Environmental Punch

This month, our team’s pick is South E8 (Raleigh, USA).
High Density Housing. Designed with Finesse.
Across the globe, cities are bulging at the seams with growing populations and demand for smart housing alternatives testing the resolve of city planners. Backfilling urban areas, reducing block sizes and creating higher density housing are common approaches taken.
Completed in 2022, South E8, designed by award-winning architecture and urban design firm, Lorcan O’Herlihy Architects (LOHA), is a thoughtful example of new higher density housing which is sympathetic to its surroundings and takes its design cues from existing buildings in the local neighbourhood.
What we love about this project
Located in Raleigh, one of the US’ fastest growing cities, South E8 is a chic contemporary build with a surprisingly efficient footprint. Four apartments now stand in the place of a single home.
Situated in an inner-city neighbourhood not far from the CBD, South E8 is nestled amongst individual dwellings on generous blocks, so maintaining the visual scale of its surroundings was a key consideration. LOHA’s clever manipulation of volume within its small footprint delivers a unique floorplan which links living areas to roof decks and outdoor spaces, and bathes interiors in abundant natural light.
The project’s approach to sustainability is also commendable with passive housing principles at play, and recyclable materials applied.
